SOUTHERN CROSS BUILDING

CONSOLIDATED RESIDENT GUIDE & BUILDING POLICY

This document consolidates all important information, regulations, services, fees, facilities, and operational policies from the Southern Cross Building guides.

1. GENERAL INFORMATION

  • Address: 08 Nguyen Khac Vien Street, Tan My Ward, Ho Chi Minh City, Vietnam.
  • Reception working hours: 07:00 - 22:00 daily.
  • Management Office: Monday - Friday 08:00 - 17:00; Saturday 08:00 - 12:00; Sunday closed.
  • Security service operates 24/7.

2. PAYMENT REGULATIONS

  • All service fees must be paid directly to service providers.
  • Management staff are not allowed to collect cash from residents.
  • The Management Team is not responsible for transactions outside official regulations.

3. PARCEL & DELIVERY HANDLING AT THE LOBBY

  • Parcel receiving support hours: 07:00 AM - 10:00 PM.
  • To ensure safety and prevent loss, staff only support parcel receiving for residents currently staying in the building and are not allowed to receive cash on behalf of residents.

4. BUILDING SERVICES

  • Self-service Tea & Coffee Station is available on Level 4 with tea, coffee, sugar, condensed milk, coffee spoons, filter papers, and paper cups provided.
  • Pest control spraying: 4 times per month.
  • Landscape maintenance: 3 times per week.
  • Household waste collection: Daily.
  • Public area cleaning: Daily.

5. RO WATER PURIFIER INSTALLATION

  • Installation and filter replacement for one year: 8,000,000 VND (VAT included).

6. PARKING POLICY

  • Parking monitored 24/7.
  • Parking registration requires vehicle information and related documents.
  • Car parking fee: 3,000,000 VND/month.
  • Motorbike/Bicycle parking fee: 250,000 VND/month.

7. COMMUNITY ROOM RULES

  • Operating hours: 07:00 - 22:00 daily.
  • No excessive noise after 22:00.
  • Food and drinks are not allowed outside the registed area.
  • Smoking and stimulant use are prohibited.
  • Children must be supervised by adults.
  • Usage fee for family gathering reservation: 250,000 VND/booking.
  • Reservation must be made one week in advance.

8. WASTE DISPOSAL POLICY

  • Trash must be disposed only in designated trash rooms.
  • Garbage bags must be tied securely before disposal.
  • Improper disposal may result in penalties or cleaning fees.
  • Batteries must be brought to the reception recycle box.
  • Bulky waste such as furniture and mattresses must not be left in trash rooms.
